The Brief

This landmark pre-war property was deteriorating in value, and the client was struggling to sell it. As such, SB+C were commissioned to identify a solution. We devised a strategy to transform it into luxury residential units with high-end ground floor retail.

Concept

We converted the Certificate of Occupancy to mixed use, and consulted for the States Attorney General Condominium Apportionment Approval. The development received approval for the addition of a penthouse and for extensive renovation from the Landmarks Preservation Commission. This was approved during our first presentation, something rarely achieved.

Features

To maximize each floors’ footprint and light and air requirement, each floor was designed as a single 5,000 sq ft unit with the addition of a penthouse. A new facade was designed, and the building has attracted high profile individuals including Chelsea Clinton, Jeff Gordon and Jennifer Lopez.
