We were briefed to design and develop a multifamily rental apartment building in the Bronx, with affordable rents for families with household incomes between 30% and 80% of the average area income.
Our design provides nine single bedroom units specifically set aside as affordable independent residences for seniors ('AIRS Units') according to a special provision of the NYC Zoning Resolution. The scheme will be built using ICF wall construction and a composite concrete flooring system and it will be fully accessible, with adaptable units. It will use Energy Star rated appliances and LED lighting, to meet Passive House Institute of US, Energy Star, and the Green Enterprise and Community Design Guidelines.
The L-shaped design will provide one centrally located elevator. Amenities will include laundry facilities, a rooftop terrace, a community room, an additional community room for seniors, bicycle storage and ten residential parking spaces.
