Eden House is part of the Spitalfields Market Development Area, occupying a corner site of 0.3 hectares. The design, materials and massing of the Eden House building combine to respond to the nature of the particular streetscape each elevation addresses. The scheme involved extensive pre-application and post-submission discussions on issues including rights of light, sunlight and daylight, archaeology and impact on the Central Line.  Consultation with local residents, community groups, English Heritage, Planning and Design Officers, culminated in Scott Brownrigg's architects and planners achieving planning permission and conservation area consent for this five storey office building.
