The Brief

Planning consent for this scheme was achieved by the concept architects for the then owners, the London Stock Exchange. Following purchase of the development by Hammerson, we were appointed to optimise the planning permission and deliver the scheme, whilst safeguarding the original design concept.

Added Value

The overall lettable floor space of the building was significantly improved (over 30% uplift) by use of cantilevered floors at the building perimeter: reclaiming of roof and mid tower plant areas and reconfiguration of space at podium levels. The office entrance was moved to a better location and the option for a dedicated separate major tenant’s entrance provided. All facilities were brought up-to-date and additional retailing was provided at Ground and Basement levels.

Technical Challenges

The original façade which provided the building with stiffness and support was removed, and each of the tower floors was cantilevered out by a further 2.0m. The adjacent podium building was removed and a new 6 storey office constructed next to the existing deep basement. The overall site was also separated into two so that an adjacent development (60 Threadneedle Street) could be constructed, this included formation of a new city street. The existing concrete cores were stiffened and new office accommodation including raised access floors and suspended ceilings were inserted into relatively shallow floor to floor heights. Very extensive remodelling of the concrete structure ( “cut and carve” ), was undertaken at lower levels in order to reconfigure the entrance and podium levels.
